Source notes

  • Use amended Response Form2 (2266915), amended location information (2266916), and amended insurance (2277819). Earlier versions remain in the issuer inventory for provenance. Q&A131 expressly makes Q&A controlling if inconsistent with the RFP.
  • Bidders may propose janitorial service, optional pit/track trash removal, or both. For each chosen scope, price all listed locations; MBTA may make multiple awards. Snow and ice removal is excluded; the hidden old Snow&Ice tab must not be treated as scope.
  • Staffing must reflect SEIU32BJ expectations, prevailing wages and union benefits, required supervision/key personnel, and the accepted staffing baseline. Future wage escalation and typical event/weather costs belong in the proposed base prices. Incumbent cost/staffing data is not supplied.
  • The performance guarantee is25% of awarded annual contract value, adjusted when value changes. Current insurance includes a25million-dollar umbrella requirement and railroad/pollution coverages; Q&A says required coverages also apply to janitorial-only scope.
  • Special/ad-hoc work requires prior authorization; monthly fee-at-risk has no incentive above the base fee. Q&A clarifies90days termination-for-convenience notice, no compensation during directed suspension, and conditional additional compensation for exceptional events or major changes.
  • Pre-bid attendance was not mandatory. Contractor access, ROW/RWP training as applicable, and site-specific transition details are postaward requirements. No registration, agreement, bid submission, signature, or external message was performed.
